What a full roof replacement includes
A roof is a system, not a pile of shingles. Every line below is part of the price we quote you — if another contractor's number is lower, this list is where to start asking what got left out.
- Tear-off
- Old shingles and underlayment come off down to the deck so we can see what we're actually building on. Nothing gets covered up.
- Deck repair
- Soft, rotted, or delaminated plywood gets replaced before anything new goes down. We show you the boards we pulled.
- Ice & water shield
- Self-adhering membrane at the eaves, valleys, and around every penetration — the places New Jersey winters find first.
- Synthetic underlayment
- Replaces old felt paper. Doesn't tear in wind, doesn't wrinkle when it gets wet before the shingles go on.
- Starter & shingles
- GAF architectural shingles over a proper starter course, nailed to the manufacturer's pattern — the part most warranty claims turn on.
- Ridge ventilation
- Balanced intake and exhaust. An unvented roof cooks its own shingles and voids most manufacturer coverage.
- Flashing & cleanup
- New step and counter flashing at every wall and chimney, then a magnet sweep of the whole property for nails.

Day one, morning
Property protection goes up — tarps over landscaping, plywood against siding. Tear-off begins on the largest slope.

Deck inspected and any bad sheathing replaced. Ice and water shield and underlayment go down the same day so the house is never left open overnight.

Shingles, flashing, and ridge vent installed. On most Trenton-area homes the roof is finished and watertight by the end of this day.

How long does a roof replacement take? +
Most single-family homes in the Trenton area are torn off and re-roofed in one to two working days. Larger homes, steep pitches, or roofs with significant deck rot can run into a third day. The house is never left open overnight — underlayment goes down the same day the old roof comes off.
Do I need a permit to replace my roof in New Jersey? +
Yes, in almost every case. Contractor Solutions pulls the permit with your township as part of the job and handles the inspection sign-off, so you never deal with the construction office directly. This is included in your estimate, not billed separately.
Should I repair or replace my roof? +
Isolated storm damage on an otherwise sound roof is a repair. If the roof is past about 18 years, is shedding granules into the gutters, or already carries two layers of shingles, replacement is the right call. Our free inspection gives you photos and a straight answer either way — including when the answer is that you don't need us yet.
What roofing warranty do you offer? +
You get two separate protections: the GAF manufacturer warranty on the shingle system itself, and Contractor Solutions' own workmanship warranty on the installation. We walk through exactly what each one covers before you sign anything, because the difference matters when a claim comes up.
Do you offer free roof inspections? +
Yes — free and with no obligation, anywhere in Mercer, Burlington, or Ocean County. You get photos of what we found and a written condition report whether or not you hire us. We respond to inspection requests within about two hours during business hours, Monday through Saturday, 8am to 6pm.
